What is a BOQ (Bill of Quantities)?

A BOQ, or bill of quantities, is an itemised list of every material, part and unit of labour a construction project needs, each with its measured quantity and rate. It turns a design into a priced, line-by-line schedule that is used to estimate cost, invite tenders, award work, and bill for progress as it is completed.

Three-way match

What is a three-way match in construction?

A three-way match is a control that compares three documents, the purchase order (PO), the goods receipt note (GRN), and the vendor's bill, before a payment is approved. If the quantity and rate agree across all three, the bill is cleared; if they do not, it is held for review. It stops a builder paying for goods never received or billed above the agreed rate.

What are the RERA disclosures builders must keep current?

Under India's Real Estate (Regulation and Development) Act, a registered project must publish and keep current a set of disclosures: its RERA registration number, sanctioned plans and approvals, the promoter's details, the project timeline, and periodic (usually quarterly) progress and financial updates. Keeping these accurate and on time is the core of RERA compliance.

What is L1, L2, L3 rate comparison?

L1, L2 and L3 are simply the lowest, second-lowest and third-lowest vendor quotes received for the same purchase. L1 is the lowest bidder. Comparing L1, L2 and L3 side by side is a standard procurement discipline: it documents that at least three quotes were sought, and it makes any decision to skip the lowest quote a deliberate, recorded choice.

OC readiness

What is occupancy certificate (OC) readiness?

An occupancy certificate (OC) is the approval from the local authority that a completed building is safe and built to the sanctioned plan, so it can legally be occupied. OC readiness is a live measure, for example "84% OC-ready", of how many of the checks and documents required for that certificate are complete, so a builder knows exactly what is still outstanding before applying.

RA bill

What is a running account (RA) bill?

A running account (RA) bill is a progress bill raised periodically for the work completed on a construction contract up to that point. It is cumulative: each RA bill states the total value of work done to date, then deducts what was already paid and a retention amount, leaving the sum now due. RA bills let contractors get paid as work progresses rather than only at the end.
